Unfortunately, many individuals with a talent for decorating attempt to become home stagers without any kind of business training or marketing knowledge. With the best of intentions they stumble into some awful marketing tactics that will put them out of business faster than you can say, “What were they thinking?”

When you’ve made a career of being a home stager, like any business you might run, marketing must be a focus of your efforts to generate a steady stream of paying clients. Unfortunately, some home stagers aren’t portraying an image of professionalism, which not only hurts their own success, but casts a bad light on the home staging industry as a whole.

Before I entered the home staging industry, I owned a marketing consulting firm where I used my MBA and experience working for advertising agencies to help promote Fortune 500 companies. It pains me to see tacky marketing gimmicks being used by any company. But it’s worse when it’s a staging business because I sincerely want to see people succeed in this field and raise the standards in the industry. That’s why, when I train others to become home stagers, there’s a great deal of focus placed on smart marketing techniques.”

The following are some of the worst marketing tactics I’ve seen carried out by home stagers:

Using sexy as a selling point.

It’s true that sex sells, but it’s a terrible idea to use your sex appeal to sell home staging services for many reasons.

• It’s not safe. You’re going to a stranger’s home, most likely by yourself. If you don’t want to put yourself in a bad situation, don’t claim to be a sexy home stager.

• It’s irrelevant. As long as you can present a polished image and prove your ability to transform a property to appeal to buyers, it doesn’t matter what you look like.

• It’s inappropriate. Usually, the marketing I’ve seen by home stagers who are trying to attract customers based on their level of sexiness is just ridiculous and it’s impossible to take these stagers seriously.

I recently came across a “home staging” website featuring a strange animated character telling the world that she was her state’s sexiest stager. The whole thing was strange. After the animated head introduced herself as her state’s sexiest stager she said that if you want your home to sell fast and for top dollar you should stay tuned for weekly tips on sexy staging.

Then the animated head tells a joke: What is the difference between broccoli and boogers? Kids won’t eat broccoli. Which led her to sharing the day’s sexy staging tip which was (and months later still is), “Remember to clean the boogers off the walls before you put your house on the market.”

This is enough to make any reasonable adult cringe, and would lead even a teenager to ask, ‘Is this a real home staging business?”

Nobody is going to trust that person to prepare their largest asset to sell. There are ways to use video effectively to enhance your marketing message, but a “sexy” animated robot, especially one joking about “boogers”, is not one of them.

In my last article I talked about how your business plan’s vision and mission statements should be built and what they say about your company.   Next, we will tackle one idea in marketing your business. The home staging training provider you choose should include a marketing emphasis. Here, we will explore more specifically, how to work with your competitors to reduce your marketing costs and reach a targeted market for your industry.

In the home staging classes offered by The Real Estate Home Staging School ™, based in Asheville NC, marketing is a topic that receives prominence.  If you are the best home stager in the world, if you cannot market your business effectively your home staging plans will not be implemented and your business will not likely succeed.

Home Stagers do have a finite number of markets, home sellers, home builders, home investors, and agents, people that sell homes for them.

When you develop a marketing plan, making direct targeted marketing efforts in each category is essential.   

Many industries have affiliations or governing associations, particularly those that are not regulated.  Home staging is one such industry. Many new home staging business owners will join a group such as the Real Estate Staging Association to begin to build their credentials in the industry.  These affiliations also offer new home stagers the opportunity to work in smaller local groups to create direct marketing for the region served.

Following is an example of how a new home staging business owner can take advantage of those groups in targeted marketing effort.

The Western North Carolina Chapter of Real Estate Staging Association held such a joint event.   Recently the membership of competing home stagers, all members of the bigger affiliate group,  marketed directly to home selling agents.  This is a good example of how to reach your market and teaches you that competition is a good thing.  Such an alliance helps you reach the market in a big way.

The Chapter set up a booth in the Realtor EXPO event.  The booth had four venues  to facilitate flow through the booth. Each venue had a specific purpose.

Venue One -  a presentation board highlighting the Value of Home Staging using the Real Estate Staging Association statistics for “Days On Market” for 2010.  In the home selling industry, Days On Market is the critical factor to success.  Home Stagers attempt to reduce the Days On Market result through their home staging activities.That highlight board was flanked with before and after photos. The objective here is to reach the conference attendee with a visual stimulus, the commonly referred to “Before and After” Photos and the data results over the previous year that indicate success in reducing the Days On Market objective.

Venue Two – a computer set up to sit with realtors, look at their MLS listing, and give a free analysis of one room in that listing. This technique is meant to reach out to the selling agents emotionally.  You show me the home you are having a hard time selling and I will look at the pictures and tell you what needs to change, free of charge.  It reaches out to the “What’s In It For Me” psychological side of a potential client.

Venue Three – multiple presentation boards highlighting through photos, the ways home staging actually merchandizes a home rather than just decorating a home.  The individual aspects of staging like, flow, focal point are highlighted.  Also, how home stagers create emotion in the potential buyer is depicted in before and after photos.  Again, a visual stimulus that sends a specific message to the potential client.  The property you are trying to sell can be much more appealing with a few low cost tweaks and let me show you how that looks.

Venue Four is a presentation board and information area.  Again, reaching out directly to the emotional trigger, what’s in it for me, how does help me?  People tend to think of a call to action from the perspective of why should I?  Here is where the targeted market learns why they should react to your call to action.  Just as a copywriter always includes a call to action, the targeted market campaign in this conference did the same.  For the home staging business owners this means communicating how it specifically assists them in marketing the property.  And as with copywriters, the brochures reinforced the call to action advantages.

So, what is the advantage to the home staging group in the client targeted effort?

They include business costs and new clients.

Participation in conferences of this nature are costly.  Sharing that cost with a larger group of your competitors may seem counterintuitive but it isn’t.  The potential market of homes to be staged is significant.  Each participating member has the opportunity to reach this group of potential clients in a captive setting.  And with a growing inventory of homes as the economy slowly recovers, the skills individual home staging business owners bring to the table in meeting, talking and working with these potential clients is key.  Your group may be competing, but, in the one to one situation you have at the conference you can win the client with the right interpersonal and communication skills.

Make a direct and targeted marketing effort work for you.  Do not isolate yourself within your industry.  Work with affiliates and associations that share your objectives.  You can reduce your overall marketing costs, have a targeted marketing campaign, and a captive audience in a conference setting.

Home party companies place many restrictions on their home party consultants and direct sales reps. when it comes to marketing!  When one considers the competition that is out there relative to party plan companies, it is a wonder that home party consultants are still going strong.  At the end of the day in order to qualify for that commission check you must  make direct sales, which translate to individual volume and personal volume.  So what is a direct sales consultant to do?  May I recommend podcasting?

What Is A Podcast?

Podcasts definitions being what they are, can get the newbie confused.  Think of a  podcast as home made advertorials.  There are both audio podcasts and video podcasts.

Podcasts are a series of audio or video digital-media files, which can and should be distributed over the Internet by syndicated download, through Web feeds, to portable media players and personal computers. Podcasts stand out and are distinguishable  from other digital-media formats by its ability to be syndicated, subscribed to, and downloaded automatically when new content is added. 

Podcasting is having your own personal TV show or radio show, featuring you!  So its Oprah being heard and watched in over 70 countries!

The host or author of a podcast is often called a podcaster.

Apple, the company has revolutionized this method of media dissemination through ipods and more recently with its uber popular iPhone! Educational podcasts tend to be one of the best podcasts out on the marketing.

So How does one create a podcast?

You must first decide whether you will be requiring an audio podcast?  Perhaps you are more inclined to video podcasts, you are also welcome to a combination of the two.

Then you need to decide what outlets you will use to dissemeninate your podcasts.  There can be found on the web a listing of podcast directories that you can submit your podcast to, the most popular one being iTunes!  Also be aware that there may be those who do not use itunes, so offer some options.   One of the better known podcast directory for podcast distribution services is podcast alley.  A podcast blog is highly recommended because people can read and hear the content right from your won blog and as such create a lot of traffic for you!  (Do I hear free, qualified direct sales leads?)

Of course as with any endeavor, you will want to decide on a target audience.  My target is women, between the ages of 25-50 who are involved in direct sales, direct selling, home party plans, or home based business!

Then you want to decide what the focus of your podcast.  Will you be sharing storied, interviews, tips, marketing lessons?  How to and educational podcasts a staple.  Writing podcasts is highly recommended,  always create outlines so that you do not ramble on for hours on end!  You will need an introduction, body and conclusion to your podcast!

Now this where things get exciting.  What type of computer do you have?  Mac come with inbuilt software throught garage band that makes it very easy to record and covert your mp3 podcasts.  This the the file format that makes it easy to download podcasts.

I always thought that phrase in one ear and out the other to be really funny. I guess its just a kid thing cause you see these visual images…ok ok!

Your potential customers often express opinions and stories in every conversation. These opinions and stories hold the keys to fantastic opportunities that are laid out for our use. The problem is that while these stories are being told, we often allow our minds to wander focusing on when you are going to make the sale or worse still worrying about how to seem natural to get the sale.

You see the hidden secret to direct selling success stories is learning to capitalize on the opportunities is to Listen on purpose.  My friend, coach and mentor Ann Sieg, a.k.a The Renegade Network Marketer would always say to me “Kagwiria, You cannot give information until you get information!”

There is a very simple mind game that can be played while listening that will assist in maximizing each bit of information that is expressed as you go about your direct sales recruiting.

Are you serious about your direct sales opportunity? I thought so, Great! Ok then I must tell you about the 3 vital skills that must be developed by direct sales consultants
in order to become an accomplished Listener.

#1. Visualize: Not don’t imagine them in their underwear, that only works for public speaking and creepy sleezy guys! Visualize what is being said Remember that your client is expressing information that will assist you in accomplishing your goals later on in the conversation. These memories are important to your client and if they are important to you, this will serve as a foundation for your success.

#2. Listen to body language There are a couple effective tools to remember about body language. 95% of communications is non-verbal. Studies have shown that up to 95% of a message is conveyed through nonverbal actions. Therefore, just because you SAY what you mean, this does not guarantee that the message is accepted in the same manner. Nonverbal cues could completely change the meaning that is taken by receivers of the message. Refrain from leaning back and crossing your arms in front of your chest. This will give the perception of being bored or having a closed mind. It is also important to maintain eye contact without staring. It is wise to occasionally catch the Speakers eye and then break the contact with a polite nod of your head. This shows that you are interested and paying attention.

#3. The mind game of listening. The repetitive nature of the direct selling business makes it so that we are so used to the flow of this. So many direct sales reps find it hard to stay interested and adopt the attitude of same old same old. This game will allow you to practice your listening skills and will naturally hone your ability to effective accumulate information. The game is to keep the conversation as exciting as possible, meanwhile accumulating as much information as possible without revealing anything about yourself. As you listen and process what is being said, ask yourself how this information can help you achieve your goals. This game will teach you to avoid thinking about your own stories and opinions while the Speaker is talking. The greatest honor that can be given is your undivided attention.

There are two benefits to Listening.
*First is that we are building a storehouse of information that can be used to our advantage.
*The second is that once we bestow the honor of our attention to someone, it is only right and proper for them to give their attention back to us. We will then be able to utilize the information to complete our goals without interruption.

People are starved for attention, the one that pays attention reaps the greatest returns and remember:
